Questions about LTV requirements for accessing a HELOC on a home in my portfolio

I have is a property in my portfolio that has about 180,000k in equity and I want to touch it but since it's not-owner occupied I can only borrow up to about a 70% LTV whereas if If it was owner occupied I could borrow up to 85 LTV . This is a bummer so my question is , do I need to wait until my tenants out and I move in, so that the home with the 180k in equity can be owner occupied and thus, I can access a larger percentage of the equity ? There has to be another way to tap 85 percent of the equity WITHOUT moving in. Thoughts ?
