First 6-Unit Deal—What Would You Ask the Seller?

Hey BP community!

I’m in due diligence on a 6-unit in the San Diego area—my first deal above 2 units. Exploring creative financing (possibly seller carry) and working out how to structure it with a few trusted folks interested in real estate exposure.
