Pending changes to Section 8?

Looks like there could be pending restrictions to section 8 housing potentially limiting recipients to only 2 years. This was a rental strategy discussed on multiple podcasts and was being pushed hard by real estate influencers. Do you think this change could reduce the demand for section 8 housing? Would it still be wise to invest in lower priced houses prime for this residency as the need for low cost housing will still be present after the subsidy ends?

If you’re investing primarily for cash flow, I’d keep a close eye on policy changes, but long-term I think affordable housing will always have strong demand. Just might mean adjusting strategy a bit depending on how the rules shake out.


I have been waiting for someone to comment on this potential change.  from my experience in section 8 and I owned hundreds of these SFRs in multiple states.. you take a lifelong section 8 welfare recipient and all of a sudden their voucher is gone.. your going to have a no pay and an eviction most all of the time not to mention a beat up house. its going to be tough on a single mother of 5 kids who has never had to pay rent a day in her life to all of a sudden have to pay rent and get a job.. lets see how it all shakes out.. now these folks are nothing if not creative they may get someone to take their place and start the 2 year cycle going a new.. Like an oldest child.
