Hello BP, 

I am interested in investing in Tax Liens/ Deeds and the  many avenues that's available when investing in this niche. My goal is to be connected to a mentor and/or a legit program I can purchase to learn everything about it and provide step-by-step guidance to your first deal.

@Cinnamon Russell I have been focused on tax liens for 20 years. However I have to concur with @Don Konipol It has become very competitive. The competition has driven prices up and returns down for tax liens and I suspect tax deeds. 

To some degree this is the case in most avenues of real estate right now. The market could be turning and that may bring new opportunities. 

     "Do you know of any process proven step-by-step programs or groups I could purchase/ join as a new investor."

There are no reliable short cuts that I know. Success in this business comes from consistently doing good deals over a long time. Local Meetups and investor groups or right hereon Bigger Pockets are a great way to learn to do that.
