Basement MTR conversion- need direction on lease template

Hello BP community,

Looking for some direction with regard to MTR leasing, perhaps a template to go off if you feel generous! haha

Considerations- we dont quite know how to structure the language about use of pool. We want to share, but want some agency in asking for privacy when needed. Eg: "pool available by request and approval, case by case"...?

Any recs or advice kindly appreciated!
