1031 New build sale into like kind

I build homes and feel like there can be a 1031 use somewhere. If I sell a new build and use a QI can I use those funds to purchase a rental since both are technically investment properties? Very frustrating selling multiple homes a year with nothing but taxable events to pay on but maybe that's all it is.

 just don't build refinance or build more efficiently or more apartments cover your debt better and don't sell. unless you are building spec homes for a profit and worried about Taxes sounds like you need to switch up the style of your build and build more apartments and hold
