Can I sell two properties ans buy 1 using 1031 exchange

Hello

I had done several 1031 exchanges and I know I can sell one property and buy two replacement properties but the question is if the timing works out can I sell 2 properties and buy one large property with the cash so I don't need a loan.

@Tommy Sowell, yes you can.  There are two things to consider.

1. Your reinvestment target in order to defer all tax will be the aggregate net sales.  And all the net proceeds from both sales need to be used.

2. Each sale will generate it's own calendar and time lines.  If you want to combine the two sales your purchase will need to fit within the 45 day period and the 180 day period of the first sale.
