Gift rental property and sell later under Sec 1031
We have held a rental property for over 25 years. Since we refinanced it, we have been making a cash loss after paying mortgage and taxes. If We were to gift this rental property to our son this year can he sell it next year under Sec 1031?
Or can we gift him half or a portion this year and then sell it next year under Sec 1031, so We can say We are still a co-owners?
