Exchange into a duplex?

I am trying to help a client plan for an exchange while I am on vacation so not much time for research. Hoping to get some help here. Client has a single family rental property and would like to exchange into a duplex. He would like to move into 1/2 of this duplex and rent the other 1/2 out.  Is there a way to structure this exchange where he would use the proceeds from the property exchanged for 1/2 of the purchase price and use personal funds for the remaining 1/2? He has not yet identified a duplex ..just in brainstorming stage. Is there a way to structure this transaction to not invalidate the exchange? TIA
