Vladimir, I agree with Tim that the deal comes before the LLC, however, if you limit yourself to NH to start with, LLC's in NH are only $100 per year. In NH you can't do it online yet, but can drive to Concord and do it the same day, or do it by mail if you have lots of time. If you buy a property in MA, you'll probably be required to register the NH LLC in MA as a foreign company, which I believe costs the same as a MA LLC: $500 per year. vlad, I would be more concerned about getting a deal than an LLC. Instead use that money for marketing.

Vladimir, Deals first, focus your efforts on creating a marketing plan to find off market deals. Focusing on a niche then marketing to your niche via:Yellow letters, post cards, lead generating website, etc....You have to ensure you have a pipeline full of deals or potential deals. The LLC is important also if you are going to operate in 2 states you can originate your LLC in one state and register for a foreign LLC operating license in the other.

I set one up and paid the fees for a while before I did a deal. Not sure if it was the right way to go, but you will be set once you are doing more deals. Specifically for you I know from previous threads and conversations you live in NH and work in MA and think you would be looking for deals in both. If you are doing business in both you will need to either have 2 LLCs and have it registered in both. If you are getting your feet wet get one in NH first and just register it in MA once you actually get a deal here. WAY cheaper and you should be able to just get it registered faster than establishing it in the first place if you need to in MA.

I'm taking action and creating a marketing plan with my new wholesaling future however I want some feedback about being covered and creating an llc and facing insurance. Is it worth it, if so when should I get one??
