Seeking Structural Advice for Multi-Member REI Business

I'm a seasoned investor in Portland, OR looking to start a business entity for out of state investing. We'll have 3-4 active member/owners and have access to private money for financing that we may structure as additional member/owners, but more than likely will keep their role separate from the business since it will be passive. I'm looking for resources on boiler plate Operating Agreements to pull ideas from, as well as mortgage notes and contracts for private financing. We'll be working with an attorney to set everything up appropriately, but ideally we don't have to start from scratch on contracts. I'd also like to read through some just to get an idea of what we want to include or exclude. Also looking for opinions on whether we should keep financing partners out of the business altogether. Appreciate the feedback!
