I am in my "Action" phase of scaling my real estate investment plan. I am looking to approach a few friends, as well as my father for a $5,000 loan for my 2nd property. Does anyone know where I can find a free basic template for a loan proposal? I want this to be as professional as possible to illustrate that I am serious, and committed. In the interest of not "reinventing the wheel" I wondered if anyone had a proposal template you may use with Banks, or when you ask for private money. Any help and/or suggestions when approaching investors is welcomed too!!
Hi @Douglass Belt - did you ever find what you needed for the proposal? Just wondering since I am looking for the same things right now :) I am spending the time to put together my own but I want ot compare and glean ideas from others.
Did either of you find a proposal? I’m looking for the same thing. I’m drafting up one, but would like to compare with others.

The BRRR calculator produces an amazing looking report that could be adopted to a proposal.
I'm a project manager with many years of bureaucratic experience, and the advice I'd give is follow a BLUF type of presentation. (Bottom Line Up Front). This is mostly used for memos and such, but the basic strategy is when approaching someone with an opportunity is: get to the point as quickly as possible. You can fill in the 'rest of the story' afterwards. It helps keep the people your presenting to focused on the goals you're after.
Anyway, search for BLUF on google, you'll get some templates for those. Just jazz it up with some visual candy like pictures, schedule plans, graphs.
