LLC with S Corp or C Corp?

Greeting, BP Community! I'm setting up my RE business entities in DC and heard that the best way to do it is with an LLC in combination with a corporation (C or S) as manager. Does anyone have experience with this in the DC area or know where'd I get the best counseling on setting up RE business in DC? Thanks.

    @Brandon Hall is in DC and he's a helluva CPA. 

    Your structure will depend on what your business is intending to do. Flips vs. rentals ect.
