Financing to Start My Development Business

I am stuck on how I can obtain financing on my residential development venture. I live in the SF Bay Area. I own my home and started the process of converting my backyard shed into an ADU to earn rental income. In addition, I would like to pursue finding a good deal on another home in my neighborhood to flip. My spouse is the only one employed and I would like to turn my development ideas into a legitimate business. Does anyone know which of these are the best financing options for our situation; business loan, construction, crowd funding or hard money loan?
