Partner Splits and Payouts

Hi all- quick question about bringing partners in to deals.

Looking at partnering with a realtor to find off market deals for flips and BRRRR deals. I will be putting up all the money and therefore incurring all the risk. He'll be finding and managing the projects.

How would you split? Are there any creative solutions/ideas I should be looking at?
