looking for an advice in tampa fl

Hi All, need help figuring out a strategy to invest in my first property. We have just been approved  130k to purchase our 1st investment property. reading the Rental Property Investing by Brandon Turner now. My husband suggest we purchase a condo but I'm scared of the fees that may eat up my profit. Do we wait and save more and pass up the loan apprvl or do we purchase a condo to not miss thus opportunity? 

If we do purchase the condo, how do we go about chasing a good deal that won't chew up our profits? What do we look for before purchase? I'm so fearful of the horror stories I've heard of condo investment with crazy mgmnt. Helpppp please. I say we wait and save. my husband says take the loan purchase a condo to later refi or sell to build capital.  IS it a market where we can low ball an sales price? Your thoughts?????
