How many Rental Properties I need for a net profit of 12k a month

Hi everyone this is my first time posting on this forum. I was watching some of the information on YouTube and wanted to get some of my questions answered here. I live in NYC New York, so living comfortably here would require at least 12k a month (monthly expenses, have money to invest, and enjoy life). I am looking at single family homes and 2-4 unit multi family houses . How many do I need to make  the net profit I want and what is the ratio ?  Also should I buy here or look at other states ?

Get 10 under your belt and then you'll start to get an idea of how many. Until then you just need to focus on making progress.
