I need some advise. Should I sell my house or rent it out?

Hello,

I am currently living in my house and I might have the opportunity to rent a house at the same price as my mortgage. I want to know what would be a better plan. I could rent my house out and cash flow about $500 minimum or sell and have about $120k in equity to invest in more real estate? Of course, that's if I can rent a house at the same price as my mortgage. Any advice would help thank you.
