Creative Financing Ideas/Suggestions

I'm a newbie and have the opportunity to purchase two investment properties for 425K but bank requires 25% down however I only have 95K sitting in the bank.  Wondering if I can use creative financing to acquire both properties.  Any ideas/suggestions would be greatly appreciated.
