Questions about HELOC Benefits

Hi All - First time poster here.

I own my primary condo here in Charlotte and just refinanced. I am very eager to get my first rental property and have found some good options to both flip or rent. I don't have enough cash for a down payment but have been looking into a HELOC to get started. I want to know if this is the best way forward. Anyone have any other suggestions?
