Looking to invest in Lexington, KY area. (Rookie Investor)

Hi,

I currently live in MD and am interested in investing within the Lexington, KY area. I have yet to buy my first rental property and looking for some advice on what would be the some safe and affordable areas to invest in? My budget is 160k and below.

If you need any assistance regarding the DC-MD-VA area, I would be more than happy to help regarding recommendations and insight.
