Beginner Investor Questions new to real estate Investment answers

Hope this is not a silly question, but can you pull equity out of a home that has a mortgage? I was told by a real estate agent that you cannot. If I purchase a property with a loan but I'm paying a mortgage, can I pull equity out of that property?
