Pulling Equity out of existing rental property

Hello.. I purchased a Duplex in Dec 2020 for 358k in Rosenberg, TX area.. I had to put 25% down payment. So far it’s cash flowing well. I’m trying to grow my rental portfolio and I want to tap into equity in this Duplex to fund my next rental. What’s the most cost effective way to go about this?

I would recommend doing a cash-out refi and taking the money you receive to go buy another property. I highly recommend before you even start the process reaching out to your real estate agent and asking for some sale comps to get an idea of what the value is now and what you can roughly expect to pull out. Connect with some local lenders here in the forums and you should be able to find someone to help you out!
