First Investment Property Loan Options

Looking to purchase my first investment property which will be a vacation rental.  What are my options to obtain money for the down payment and renovation costs?   Seems like the only option would be a personal loan or find an investor that is willing to provide the up front costs.   

Any advice or suggestion is highly appreciated.
