Houses and tillable land for sale

So I wasn't sure where to put this but I found a property with 3 houses on it and a little over 36 acres of tillable/grazing land that I can rent out too. I've seen wild numbers for tillable land rent but it seems like the average is 62-200 bucks an acre. Is it rented by the month or by the season?
