best way to get equity out

I have two rental properties that I own free and clear. What is the best way to get the equity out to fund future investments?

You can certainly refinance if those are good performing properties, you just wont get 100% of the equity out of them. If you're looking to improve your investment portfolio then the best way to do that might be a 1031 exchange. As @Paul De Luca mentioned, 1031's are a great way to maximize your investment power by indefinitely deferring all tax and depreciation recapture.
