Purchase and Sale Agreements

I have created a standard purchase and sale agreement on my own from information I collected online to use for wholesale real estate investing. Every time I bring this documents to a real estate agent for a consultation just to see if the documents have anything missing. They tell me that the contract is not even long enough and I am missing tons of info. Every wholesale forum says otherwise

The real question is "are you prepared to defend your contract in court in front of the judge and tell him which statutes you used and which legal theory is involved"? 

I think it might be wise to have a local real estate attorney review/rewrite your contract for you.
