What do you think of starting with commercial real estate? What are the advantages and disadvantages? What do you think?

Commercial real estate investing is a bit more advanced than residential investing. Compared to residential it generally requires more complicated underwriting, more capital, and more due diligence. With that being said, of course it's possible to start with commercial. But I had about 20 residential deals under my belt before I had the confidence and ability to do my first commercial deal. We can offer more feedback if you share information about your other work experience, your financial situation, your goals, and which niche you're looking at (multifamily, office, medical, retail, industrial, storage, etc)

You should start with a good deal, doesn't matter if it's commercial, residential, land. Start with something that is going to make you money.

If you have the capital to go right into commercial, no reason not to. Definitely want to educate yourself first on underwriting and asset management though.

@Marjo Naci I started with a commercial plaza. It is different than small residential which I do as well now, but not more or less difficult - just different.

@Marjo Naci For me, commercial real estate equals apartment buildings. There are other categories of commercial real estate such as office buildings, retail, industrial, etc. so get really clear on your goal. Advantages of starting out in apartment buildings include the potential for high returns on investment, the ability to build a diversified portfolio, and the potential for long-term wealth creation through property appreciation. Additionally, apartment buildings tend to have longer leases than residential properties, which can provide a more stable income stream. Disadvantages of starting out in apartment buildings include the significant amount of capital required to purchase and maintain properties, the potential for vacancy if tenants leave, and the need to constantly market the property to attract new tenants. Additionally, apartments can be subject to market fluctuations, which can make it more risky than other types of investments. It also important to note that investing in apartments requires a great deal of knowledge and experience, as well as a good understanding of the local real estate market and the laws and regulations that govern it. @Marjo Naci... Exactly what @Eliott Elias said. People make loads of money with every type of investment. You choose which is the best deal or which you would like to go after the most. More of a preference thing rather than a better or worse thing.
