First investment property

Hi everybody, my name is Ivan just beginning my investment journey with a small single family home in Kimberly, Idaho. Financing using a conventional mortgage and looking to rehab the place and then either rent it out or maybe sell for profit. Wondering what is a good approach since I have to occupy the property and am not sure where to go from here, besides living in it while I slowly remodel. Can anyone point me to specific podcasts that discuss in depth methods on how to cashout refinance, or even dome better option. Excited to get into investing, thanks for taking time to read my post, cheers!

Nice job taking action on your first investment!

I wanted to share some good YouTube/Podcast sources for you to learn other avenues of REI. I use creative financing for probably 90% of my business and I've learned most of that from Pace Morby and Jeff Rappaport. Listen to some of their content (I think it will really open your eyes to some of the possibilities).
