Been on Market for almost 2 years. Been contingent three times, but still not sold.

I am trying to purchase my first investment property. It is a small single-family home (3bdrm1bath). This property has been on the market for almost 2 years and has been contingent 3 times, but has not been sold. What are the possible issues that people are backing out?

I will second what others have said, find out why from your agent. My first rental had also been under contract 3 times but fell out due to buyer financing every time. That meant the sellers were ready to negotiate and i got an awesome deal. It also could mean that there is a huge red flag. Dig a little deeper and it might pay off!
