Radon, termites and all the goodies!!!

What's up BP! We have a question as we have limited experience with properties that have so many issues. We have a 2br/3.5ba under contract. As I've learned through BP, we got the property under contract at a higher price point, but will use all these issues to negotiate a better buy price. However, things like termites, high radon levels, poor electrical work, and some diy additions and decks that are in rough shape make me a little nervous when purchasing. Is the risk level significant with these glaring issues and would you want to move forward and take care of all of the issues if the price was dropped significantly but still not far under fair market value?

Any thoughts or experience in similar situatuions that anyone may have would be helpful.
