Financing first investment

Hey everyone, first time post and looking for some feedback.

Looking to enter market this year and have a range of 100-175k entry. Looking for SFH or smaller MFH (duplex, condo etc) in the Augusta/Savannah/Macon, GA market.

Thoughts on loan type, how much I should be willing to put down (10-20%)? 

Any other comments welcome and appreciate the feedback in advance.

I would personally get an owner-occupant 5% down conventional loan on a duplex. House-hack it and then see if you can do the same next year but with a 4-unit. This way, you will have 6-units in under 6-years with 2 owner-occupant loans.
