Looking to Wholesale!

I want to start a wholesaling operation to build capitol for multi-family. Any good tips on finding motivated sellers without door knocking? Also my market is Saint Joseph MO, so would that make wholesaling more difficult? 

Additionally I am open to teaming up on a deal!
