Creating a System

Hello BP, 

I hear a lot about "creating a system" so you can follow a template to go about finding your deals, and bringing them to life. I haven't brought in my first deal yet so it's hard for me to come up with this system. Does anyone have any suggestions on how to go about something like this? I will most likely house-hacking my first investment property in the NJ area. Seems like duplex homes would be in the 600-900k range.

Hey @Christopher Morris - if you're thinking about househacking in NJ, then you need to be talking to @Shawn Mcenteer - he's the househacking Godfather of Jersey. 

In terms of building a system, it comes with a lot of trial and error and nobody has the answer figured out. What worked last year doesn't work this year, and so on. 

It helps to have tools in place that can automate a lot of your work for you (for example, using a software to target distressed properties and then using another system to consistently mail out or cold call the owners).
