Residential Care Homes for elderly

Long term lurker on Youtube BP videos.

I am a nurse and I've spoken with people in the community regarding Residential Care Homes (RCH) for elderly. From my understanding there are different levels of care and since I do have a nursing license I am wondering which option would be most suitable for me.
There isn't a ton of information regarding how to start from the ground up such applying for this particular license, bringing the property up to code, and potential downfalls.

I've finally put myself in a position to purchase my first investment property and am open to any type of real estate investing.
My wife and I are open to any real estate investment as long as the mortgage is paid for monthly and obviously long term appreciation is the goal such as BRRRR.

Any guidance from the community is much appreciated.
