Needing help with my goal

Hey guys, 

I am new to real estate investing, I have been reading and listing to podcasts over two years now. So my goal for 2023 is to purchase my first small multifamily rental by August. I'm the type of person that learns hands on and talking with others to accomplish the task, so I can ask as many questions as I can. First, your goals should never include a date unless+ it also includes a number with a dollar sign in front.  Your goals should be financial, as in profit and/or cash flow.  Once you start using dates, you will make bad deals in order to achieve that date.  You're not a property collector, your a money collector.
