Brokers do not always equate to higher closing costs. Maybe if you're doing a non q-m loan, but if it's a regular conforming loan, definitely not true.

It depends on what you need. Banks may be cheaper than private lenders, however, they're also less flexible and take longer to close. If you are a first-time investor, I'd recommend using a mortgage broker so you get the best deal possible, but please note that this will make your closing costs higher as brokers charge 1%-3% of the loan amount at closing. I know a few that work with my company, please let me know if you'd like me to refer you to someone.

Maryam, a bank is almost always going to cost more. Get with a good mortgage broker like @Raymond J. Rodrigues that not only executes his loans way better and faster than a bank, but will get you the best quote over 30+ lenders.

To buy a house to live in or rent, definitely go with a bank. You will get better rates and you know what you are getting into.

This depends on what your strategy is. Private money is more desirable when you are executing short term projects, 12 months and under. Local banks provide 15, 20, 30 year loans.

As mentioned, no idea what this is for, but a simple google search will give you the answer you need. Always go to a bank before a private lender as private lending will be 2x as expensive.
