@Shane Lyons - market here is really tight on deals right now. That's great that you are ready to get your first property - but definitely take your time finding the right deal. Almost everything out there right now has numbers that don't work for cash flow if you want to stay with A/B (and even some C) neighborhoods. Right now, I'd recommend you network as much as possible to find a solid off-market deal and make sure your financing/cash is ready to deploy.
