Turning Home into an LLC

Hello,

I have a single family home that I still pay a mortgage on but I plan to move out of fairly soon. My goal is to turn it into a group home and I need advice on the best way to turn my home into an LLC and receive the best benefits. Should I incorporate in Delaware?
