Should I start or wait for BRRRR

I have purchased new construction house and my all money gone to deposit and rest I will pay at closing in july 2024. Is there any way that I do BRRRR cycle before that? I am afraid as what if i wont get mortgage for primary house due to having brrrr mortgage or something goes wrong. should I wait till close? then start investing?
