Low Down payment financing options

I am new to finding properties and am exploring financing options and looking to understand how everyone finds/obtains low down payment finance options (5 - 10% down vs 20-25% down). Also, how does everyone find other investors to form partnerships with?

Thanks for the info. So 20-25% is the boat I would be in. What's the best way you have found to find other partners to raise capital for down payments?
