Using HELOC - For Investments

I am beginning to get into the real estate investor game. I wanted to see if anyone has any advice on what kind of investment property I should start with using a HELOC to make the initial down payment. I honestly would like to make my first investment property purchase using my HELOC for the down payment. When I crunch the numbers I get a little scared because the cash flow is very low, I have found a purchase that would be positive in equity in the next year or two. I just wanted to see if anyone else has started with a HELOC.
