Starting out and determined. Willing to pay percentage of my first REI for mentoring
Hello everyone,
Just a little bit about me: I just turned 39, have a wife and 2 kids, have worked as a Pipefitter/Pipe welder for about 18 years now, and currently work for the water district for the East Bay area in California. I make 6 figures a year here. I live in the Northeastern outskirts of the Bay Area as well. Just finished my major in Business Management and am receiving my Management and Supervision certificate this summer.
I've been studying real estate for a few years now, have watched tons of videos, calculated and ran numbers on numerous properties and listings, and talked with many lenders and real estate agents, but because I don't have anyone in my circle that's well-experienced in REI's I've hesitated to pull the trigger on anything.
I'm looking to fix and flip, BRRR, LTR, MTR, STR, or multi-family. I don't currently own a home yet, so my thoughts were to buy a duplex and live in one side and rent out the other, or stay in my current rental while I set up other investment properties. Either way, I really want a mentor for guidance and advice, and I'm willing to give something in return, whatever that may be.

I love the way your are thinking about this. I have been telling people for years now that it is not just ok to buy investment property before your primary residence, but I prefer it. Using your money to make money is always a good idea. The way I did this, and I started at about your age and with a wife and 3 kids, is I learned quickly that I need to buy out of state. Just because we live in Cali does not mean we need to buy here. The other decision I made early on is to focus on long-term rentals for wealth building. Your day job can keep providing your income for your lifestyle. I would not chase the flipping game. So much more I can tell you. DM and we can connect.
