I'm a veteran and new at real estate investing. Help needed in getting my first deal!

Hi, as a veteran in WA state looking to get my first deal in real estate at times it's overwhelming and I could use some help with finding that first opportunity whether it be wholesaling or storage unit investing, etc. Everywhere I go there's all these experts and gurus selling courses but I just need to find that first deal especially since I don't have much money now and I'm willing to do what needs to be done to find those deals whether it be raw land or actual properties, residential or commercial. I'm also open to JV whether its in WA or across the country. Thanks
