Have been working with a great Realtor for approximately six months in Jersey City. I'll admit the location I am trying to get does not have much turnover. Since I am not the Realtor's only buyer, could I ask if he works with any wholesalers who may be able to find something outside the MLS (shake the bushes?)? If so, how would I word that?
If you're seeking a wholesale deal I wouldn't go through a realtor. Visit a local REIA, look at CL ads, talk to other investors, etc. Ideally you don't want to have to pay a realtor on a wholesale deal. I'm not against paying realtors...on retail deals.
