Securing your first property details/tips

Planning on investing in real estate after so many years into a police department in the NC triangle area. I plan to obtain an investment property in the Johnston county area while in a police department then utilizing some time in the National guard to gain my entitlement to a VA loan then use travel nurses, soldiers, doctors, and local tenants to rent out to. I do understand that to re-use a VA loan you have to pay the funding fee then essentially pay back the remaining number to gain your VA loan back for the next property. If there are any other strategies or people in departments that have tips for me I am open to learn them I have done extensive research before to get to this point.
