Help me get started
Hi, new here, trying to pull the trigger on my first deal and get the ball rolling. I've been reading, watching, attending meetings, looking at homes, everything i can think of to figure this all out for almost a year.
Getting discouraged, I could really use a mentor! I have @ 100k to get started, I'll pay for a mentor, partner on my first deal, whatever works. Just not sure where to turn, not interested in BRRR University or any other crap scam money making schemes. Just need a generous, good hearted person who's willing to talk and have pity on me.
Anyway, good luck to everyone and hope to talk to someone if they're interested in helping.

With $100K to work with, you’re in a strong position to get into something solid, especially if you’re open to long-term rentals in cash-flowing, landlord-friendly markets. There are options out there where you don’t have to take on massive projects or risky BRRRRs just to get started.
One approach that helps newer investors build confidence is starting with a fully rehabbed, rent-ready property in a stable area, especially in the Midwest or Southeast where price points and rent ratios still make sense. That way, you focus on learning how to be a landlord or asset manager without the construction stress.
If you’re looking for a mentor or someone to partner with, I’d encourage you to connect with people who invest actively in those markets - maybe even shadow someone through their process. Forums like this are a great place to start real conversations.
You're closer than you think - just don’t let perfection stop your momentum. The first one’s the hardest, but it opens the door to everything else.
