Is My College Town A Good Market For My First Long-Term Rental?

Hi, 

My name is Joe and I am a 21 year-old 4th year student looking to buy my first long-term rental. I have been living in Iowa City for the past 3 years of my college life and possibly for a bit after school. I am planning to manage the property myself at first as I have a good amount of free time during the school year. How do I know if this market is sustainable and worth investing in and what red flags should I be watching for in a college-town market?
