No debt, great credit, low income, small inheritance

Hi everyone !! I'm 25 & want to begin investing in RE, everything I know so far I've learned almost exclusively from listening to about 80hrs of the BP podcast over the last 5 months. I currently live with my family & pay close to nothing for living expenses but I am also still figuring out my career path & not making much money. I do have roughly 70K invested with Edward Jones mainly in stocks & mutual funds that I'm thinking I could use to get started. I'm wondering is it possible to begin investing actively given my circumstances or should I wait ?

My first thought was house-hacking maybe in a duplex but I don't think I could afford rent for my own unit from what I earn now. I thought maybe I could use that same 70K for the down payment AND the rent for that first year then move back home. Or should I skip owner occupied & just rent out the whole thing ? OR should I focus on investing passively through things like the Fundrise Flagship Fund, Equity Trust, etc. while I work on obtaining a higher income I can depend on when I do buy. Everyone says the best time to buy is yesterday, does it still make sense for someone like me to buy now with what I have or would I be setting myself up to fail ? I just want to get in the game ! Thank you !! :)
