Best Strategy Starting with Funding

Hello,

I am brand new to real estate investing and, having read only a couple of books, am very much in the “learning” phase.

Most of the scenarios that I read about, start with the assumption that one is beginning with no funds and builds a strategy from that point.

What’s is some good general advice for someone who is fortunate enough to have a decent amount to start with?  If one were to have $250k to $500k, how would this affect your strategy?

I am drawn to the idea of mainly investing in single family living units.  Would you buy one or two outright and then mortgage another one or two, snowballing the revenue from the paid houses?  Or would you take mortgages on 6 or 7 houses from the beginning?  How does one determine a strategy that balances cash flow with security?

I would love to hear thoughts on this.  If there are threads already dealing with this, I apologize; I couldn’t find any and would appreciate if someone could point me in the right direction.
